OUR PROCESS – 4 STEPS TO MAKE YOUR HOME RENOVATION GO MORE SMOOTHLY

A home renovation does not have to be a stressful experience. Our distinct project management approach at Style Plus Renovations allows us to oversee the entire renovation process from start to finish. Our team of Design Consultants, Project Managers, and Tradespeople will completely transform your home, creating brand-new bespoke spaces for you to enjoy for many years to come.

Our 4 stage process will take you from a high-level scope and design through to consents, construction and completion.

FEASIBILITY REPORT

This is one of the most important stages. It kicks off with a follow-up call to touch base with you. From there, there are a few options – a FREE feasibility report, and a home visit to meet and greet. By the end of the stage, you will know what the architect’s and QS fees are and if we are the right builders for you. 

INITIAL CONSULTATION

Our process starts with an initial consultation over the phone, MS Team Video, or Zoom meeting if you prefer.

During our initial call, we will discuss the option of a free feasibility report and request a copy of the council property file – if you decide to move forward with the feasibility report.

 

INITIAL HOME VISIT MEET AND GREET

Once we have received the free feasibility report from the architects we will come to your home to discuss the report and further assess your needs. The report will outline the architect’s fees including the building consent submission to the council.

We will also discuss the costs for creating the first estimate based on the concept plans and the quote based on the working drawings. 

This financial investment ensures that project costs are predictable by using the services of our QS, and compensates for the time spent negotiating accurate and reasonable pricing for the planned renovation. If you choose to engage our services these costs will be reimbursed.

Once you are happy with the fees, and payment terms and signed the agreements, we move forward with creating the concept plans.

During the meeting, it is critical that all decision-makers attend so that we understand everyone’s point of view and the potential costs of moving forward.

CONCEPT PLANS

The next stage is a discovery and design phase. We learn more about your home renovations and what your expectations are. By the end of the phase you will have a set of concept plans and an estimate based on elemental costs 

DESIGN CONSULTATION

The architect/designer will arrange a time to meet with you and view your home. Our project manager will also attend this meeting.

We find these meetings rewarding as they provide the opportunity to hear your thoughts, plans and wishes for your renovation or new build. Additionally, it gives us the opportunity to offer advice on the benefits and challenges of your project and how best to deliver what you want.

Once again, it is critical that all family decision-makers attend this meeting.

SITE MEASURE

It may be necessary for the architect to do a second home visit to take measurements for the design process.

CONCEPT PLANS DEVELOPMENT

Once we have reviewed the council’s property file in more detail, we will start the development of the concept plans.

CONCEPT PRESENTATION

We will present you with the concept design as well as an estimate of the project costs. During the meeting, you are able to provide feedback on the concept design and ask any questions you may have.

We encourage you to share your plans with friends and family to ensure your satisfaction. Making major changes, later on, can be costly and time-consuming.

Once again, it is critical that all decision-makers attend this presentation in order to provide feedback.

CHANGES TO THE CONCEPT PLANS

The architect/designer will make changes to your concept design that we raised during the presentation meeting (up to two revisions).

APPROVAL TO MOVE TO DEVELOPED DESIGN

Once you are happy with the changes and signed off on the design, we move forward with the creation of the developed design (plans that will be submitted to the council for the building consent).

DEVELOPED DESIGN

In this stage, the concept plans are developed further and become the detailed drawing which will be submitted to the council as part of the building consent application.

DEVELOPMENT OF THE WORKING DRAWINGS

We take the final signed-off concept plans and decide whether we need to consult with experts such as engineers, Geotech or surveyors.

At this design stage, we are capturing the extensive design details that will be unique to your renovated home.

Once we receive any necessary specialist services quotes we will ask you to review and approve the quotes as soon as possible to ensure that we stay on track.

RESOURCE AND BUILDING CONSENT APPLICATIONS

We assemble and submit all necessary information and forms for resource and building consent applications on your behalf. We also communicate directly with council if they require additional information or details.

To keep us on track, you must sign any necessary council forms for submission and promptly pay any council fees.

DETERMINE THE SCOPE OF THE WORK TO BE QUOTED

A meeting is arranged with you once the working drawings are finished. We review all aspects of the project and identify the building work, painting, any other specialist work that needs to be done, the level of finish you want and the products that need to be chosen.

INTERIOR DESIGN

We will assist you in selecting the appropriate products by providing a full interior design service or a more casual approach that draws on the knowledge of our team and supplier network. From kitchen design to product selection, we have you covered.

QUOTATION AT A SET PRICE

We will compile a comprehensive quotation and provide you with a fixed price. This price will not change unless you (or the council) request a change to the scope or add extra work. Any modification/variation will always be priced for your approval.

We will provide you with a copy of the scope and specification for you to read and to ensure that it includes everything you want to happen and have installed in your home.

BUILDING CONTRACT

We will send you a draught building contract, guarantee documents, and a deposit invoice for you to review. Once you are happy with the contract and guarantee documents, we will ask you to approve the contract and guarantee and pay the deposit.

BUILD

Getting underway with the build is an exciting part of the renovation process. There are a number of steps and involvement but by the end of this stage, you will be able to enjoy your newly renovated home.

SET UP YOUR LOGIN TO OUR CLOUD-BASED PROJECT MANAGEMENT SOFTWARE

We will configure your log-in on our cloud-based project management system. This allows you to view all aspects of your project – the build, schedule, progress photos, and budget tracking – from anywhere, at any time.

You can then sign in and become acquainted with the system and the project timeline. In the early stages, we are available to help you with the system.

 

PLANNING THE BUILD

The cloud-based system has a project management functionality to schedule all necessary tasks and subcontractors, as well as to keep everyone involved in the project updated.

 

THE BUILD

Once we have received the approved building consent from the council we can commence the build.

Prior to starting the renovations, we will ask you to remove any furniture and contents from the area(s) where work is being undertaken.

We then begin the renovations on your home and keep you updated on progress and any issues that may arise. 

 

COUNCIL BUILDING INSPECTIONS

Our team will book and manage any council inspections required under the Building Consent. We will notify you of the results of the inspections and make them available on the cloud-based project management system.

 

VARIATIONS TO THE SCOPE OF WORK

Before any additional work is done, our team will provide you with a price for your approval. The variation would be available to view on the cloud-based project management system.

A variation would only occur if unexpected work was required, or if you decided to add something to the project, such as additional carpentry work to build a bedroom wardrobe or additional bathroom wares. 

You must review and approve the variation as soon as possible so that the project does not stall.

 

MILESTONE PAYMENTS

Based on the progress of your project, we will invoice you every two weeks for a portion of the total contract price. Any changes or variations will be reflected in the invoice as well.

Your invoices would be available to view on the cloud-based project management system.

 

SITE MEETINGS

We encourage site meetings with you to discuss the progress and review the quality of the work completed.

 

PRACTICAL COMPLETION

Once the building work is near completion, our team will arrange a site visit with you.
 
The purpose of the visit is to walk through all the elements of the building work and identify defects and outstanding works in a Snagging List.
 
A timeframe for fixing these issues will be set and major ones will need to be amended before you formally accept the building.
 
When we have reached practical completion, we will notify you and send you the Practical Completion certificate, along with our final invoice.
 
 

MAINTENANCE SCHEDULE

We will provide you with a detailed list of all the maintenance that is required. This will be your maintenance program to keep your renovated home performing as intended.
 
 

10 YEAR GUARANTEE

We will complete the paperwork for your ten-year warranty. Also, the implied warranties set out in the Building Act apply to all residential building work in New Zealand, regardless of size.
 
 

12-MONTH DEFECT PERIOD

The Building Act also provides an automatic 12-month repair period from the date of completion. 

We will correct the defects within a reasonable timeframe. However, you must provide written confirmation of the defect within 12 months.

 

CODE OF COMPLIANCE CERTIFICATE (CCC)

We will obtain and compile all necessary paperwork for your Code of Compliance Certificate and submit it on your behalf to the council. You must provide us with a letter authorising us to apply for the CCC on your behalf.

10 YEAR BUILDING WARRANTY

HEALTH AND SAFETY

All of our sites have health and safety systems in place to ensure everyone is safe. A Site Specific Safety Plan (SSSP) is in place when building. We follow a strict health and safety program, with forms for identifying hazards, accidents, and visitor entry to the site.
