Bathroom Renovations

What are the bathroom renovation essentials?

The commonly asked question for a bathroom renovation is “what are the bathroom renovation essentials?

When you sit down and start thinking about what is required, there are usually many unanswered questions:

  • Do I need a building consent?
  • How much work will need to be done on the existing bathroom?
  • How much will it cost?
  • Can I live in the house during the renovation?

Renovating is in no way a simple process. The team at Style Plus look at some of the design planning essentials for a bathroom renovation.

Bathroom Renovation Essentials

Will I require a building consent?

Commonly, there are three questions to be considered when planning a bathroom renovation:

• Will there be any structural changes? Typically, removing a wall between the toilet and connecting bathroom. The question to ask is, is the wall load bearing?

• Are there any changes to the plumbing? If you are re-positioning, or adding any plumbing to alter the layout of a bathroom, you will require a building consent. If you are replacing like for like, such as updated fixtures, in exactly the same positions, then a consent is not required.

• Do I need a building consent for a tiled wet area shower? In all cases, installing a tiled wet area shower will require a building consent.

Knock down rebuild

Knock Down Rebuild or Renovate?

A knock down rebuild will involve finding the right balance between your budget, the features you would like. It also allows you to stay in your current location meaning minimal family disruptions.

Knock Down Rebuild

Should I knock down my existing house and rebuild?

The knock down and rebuild option is fast becoming more popular due to a shortage of land in residential suburbs. Many older homes on valuable and sought after land do not offer modern integrated family spaces with good construction techniques and energy efficiencies.

Knock down and rebuild means that you do not have to work around existing structures and you do not have to compromise.

If the existing house is structurally in a bad way, there is a likelihood that knock down and rebuild will be a lot cheaper and easier than trying to renovate it.

Knock down and rebuild will enable you to stay in your current location. This provides minimal family disruptions and no need to change schools or re-establish your family in a new neighbourhood.

Tip: Deciding on whether to renovate or rebuild is a big decision and an expensive one. Whichever way you go, it is vital to do your homework or speak with a knowledgeable and experienced builder such as Style Plus, first.

Why choose to knock down rebuild?

A knock down rebuild suits homeowners who are not content with:

• A large renovation with quotes that are fast approaching what a new home build would cost.

• A design | floor plan that does not suit the family’s lifestyle.

• Earlier construction, materials, or techniques that do not incorporate items such as double glazing or underfloor heating. Additionally, future proofing your existing home may not be an option due to cost.

• A sited home that has no environmental benefits or poor natural light.

How much does it cost to build a deck?

How much does it cost to build a deck?

How much does it cost to build a deck in Auckland? The team at Style Plus looks at decking options and costs to build your deck.

how much does it cost to build a deck

Whether used as a retreat or for entertaining, decks and patios are multi-functional outdoor living spaces.

With the current trend for outdoor entertaining and relaxation, building a new decking area is more popular than ever before.

Rules & Regulations

Before we can plan or build a deck, there are a few rules and regulations to consider.

• For outdoor structures like fences, decks and retaining walls, the main reason you may require a consent is if you are building over a certain height. You do not require a building consent for decks that are up to 1.5 metres above ground.

• Any deck where someone can fall 1 metre or more requires a barrier and you may require a resource consent.

• If the deck is attached to the house then you should allow a 12mm gap on the ribbon plate to stop moisture retention behind the plate which can lead to mould mildew and eventually rot.

• And most importantly, decks must still meet other building requirements, primarily the durability and structural requirements. Check with your designer or builder on those requirements.

Tip: Check out Auckland City Council webpage – Fences, Decks & Retaining Walls. Alternatively, contact Style Plus | Renovations and we will guide you through your building process.

How much will my deck cost?

This is a common question that we are asked. The answer can be complex based on the design. However, for a basic guideline and does not include stairs, seating, base cladding, demolition or any allowances for specific design, plans or permit fees…

Fireplace Options For Your Renovation

Fireplace Options For Your Renovation

Whether you prefer a gas or wood burning fire, you will find a wide range of opinions regarding the look and feel, cost, maintenance, convenience, and environmental responsibility for both fireplace options. The team at Style Plus take a quick look at wood burning and gas fires.

Fireplace Options

Woodburners

Modern woodburners are highly energy efficient, produce limited air pollution and use a form of renewable energy.

Burning wood is carbon-neutral because it is a renewable resource. However, burning wood cleanly is the key to making it enviro-friendly.

The large amount of radiant heat produced by woodburners suits many of our New Zealand houses. This is especially the case for the older, poorly insulated and draughty homes with high ceilings. A properly sized and installed woodburner can heat the whole home.

Fireplace Options

Gas Fires

The advantage of a gas fire is that it provides instant heat and has the look of an open fire, without the danger of the open flame or the need for firewood. Additionally, gas is more energy efficient than electricity (emitting less greenhouse gas emissions than burning it to make electricity in power stations).

A gas fire provides both radiant and convection heating, with the radiant heat warming objects in a room and the convection heat circulating the warmed air…

If you decide to embark on building a new home, the following are a few pointers:

As you plan your new home, one of the first questions to consider is whether working with a custom design & build company such as Style Plus or a higher volume home builder is the best choice for you.

A volume home building company simultaneously builds multiple homes based on a collection of home plans – cookie cutter approach. Buyers personalise their home by selecting product categories such as appliances, cabinets, countertops and flooring from a menu of options offered by the builder.

A custom design & build company such as Style Plus typically creates a one of a kind, unique home that offers an even greater range of design choices. Clients who wish to have a home purpose built for their needs and lifestyles often decide to work with a design & build company.

Custom Home Builders

The difference in approach between custom design & build and volume home builders will help determine what product and design choices you will make and also shape how you and your builder will work together.

The spa room would be a retreat where we can unwind, release those relaxing scents, and relax in peace.

Choosing Rattan Furniture

Choosing Rattan Furniture With Style

Choosing rattan furniture can be a time consuming exercise.

The outdoor furnishings which you select for your deck area need to be welcoming, relaxing, and to project an image of elegance and charm.

Choosing Rattan Furniture

Whether you are eating or relaxing on the deck or patio, rattan style of furniture looks great. However, how do you select the appropriate design that looks good in your setting and are made to last?

Synthetic or Natural Rattan Furniture

Synthetic or Natural Rattan Furniture

Rattan garden furniture can either be made from natural rattan, one of over 600 species of tropical palms or from synthetic fibres. As a result, many people have difficulties deciding between the two options.

The reason synthetic rattan is produced is that natural rattan furniture does not always stand up particularly well to the climate of New Zealand and can be affected by mould if it becomes wet too often.

Synthetic rattan is usually resistant to the elements and more suitable for outdoor use in New Zealand.

Synthetic rattan is lighter and stronger than natural rattan. It is also extremely flexible and can be woven into an infinite range of shapes.

Some types of polyethylene weave are also resistant to ultraviolet light so they will not fade. For New Zealand conditions this is the type weave you need.

It is generally agreed that natural materials reflect a special sense of warmth that simply is not there in man made materials no matter how much they resemble the original. However, when it comes to rattan, it is hard to tell the difference between natural and synthetic version. Additionally, there is no difference between natural and synthetic rattan when it comes to comfort.

If you do prefer natural rattan you can make it more weatherproof by applying a coat of water sealant or lacquer.

Renovating a bathroom and selecting the bathroom tile design can be both an exciting and rewarding experience as you anticipate creating an environment that calms and relaxes.

Bathroom Tile Design

To refresh or renovate your bathroom requires a certain amount of time, energy and planning. Even the simple re-styling job can take time. Then there are the endless choices on offer for people looking to add a new vanity, bathtub or even create a walk-in shower. Selecting the right tiles can also feel like an uphill struggle.

In general, it helps if you have an understanding of what you want, what works in your bathroom and what are currently trending in bathroom design. In this article the team at Style Plus shed some light on tile options.

Bathroom tile design colour trends

When it comes to colour, grey has been a dominant trend seen through bathroom interiors, varying in shades from cool grey to a moody charcoal. Grey tiles will contrast well with porcelain basins, stone features and matt back finishes. For mood, grey evokes calm and relaxing emotions, making it a suitable choice for a bathroom.

Matte, nude and neutral colours are on the rise. These will be perfect combinations for darker greys, and they will introduce some contrast to the overall colour scheme.

Tile Design

New Zealanders love to use natural products in their design and bringing timber styling into a bathroom that creates a natural and breathable space. Timber tiles are now available in many different colours, extra-long 1.8m lengths, and lots of different styles, including distressed finishes.

Interior Design Black Appliances

When it comes to black, it is definitely a colour that is often considered for a kitchen renovation space design or new build kitchen space design.

At the planning stage of your kitchen design choosing a colour for your kitchen appliances is a big decision and you want to get it right because you are going to be living with it for a while.

Two colours and one material dominate choices today. They are white, black and stainless steel. At Style Plus we consider sleek black appliances as a good alternative to high end stainless steel and white coloured appliances.

While stainless steel can attract fingerprints, black appliances tend to hold up better against the assault of sticky little hands and fingers.
